Whether it pays for itself comes down to the age of your pipes, how many fixtures you have, and how often you’ve already had to call a plumber in a hurry.

1. What a yearly plan really includes

Most plans cover one scheduled inspection a year, a water heater flush, a check of every shutoff valve and visible joint, and a discount on labor for anything found during the visit. The inspection is the part that matters — it’s where small problems get caught while they’re still cheap to fix.

2. What it almost never includes

Replacement parts, fixtures and appliances are nearly always billed separately. So is anything behind a wall or under a slab that has to be dug out. A plan lowers the cost of getting a plumber there and diagnosing the problem; it doesn’t turn a dead water heater into a free water heater.

3. It pays for itself sooner than most people expect

A plan usually covers its own cost somewhere around the second service call of the year, once the waived trip fee and the labor discount are added together. If you called a plumber twice last year, the math already works in your favor.

If you didn’t call anyone at all last year and your plumbing is under ten years old, the plan is buying you an inspection you could book on its own for less. That’s a fair trade for some people and wasted money for others.

4. Priority booking is the real perk

The part people underrate is where you sit in line. On the first below-zero weekend of a Columbus winter, every plumber in town is booked solid. Members get scheduled first, and with a burst pipe that difference is measured in ruined hardwood rather than dollars.

“Almost nobody reads the exclusions until the day they need them. Ten minutes with the fine print before you sign is worth more than the discount on the front of the flyer.”

5. When you’re better off skipping it

New-construction homes with modern plumbing and a builder’s warranty still running rarely need a plan in the first few years. The same goes for a condo with one bathroom and a water heater the HOA already services.

Where a plan earns its money is an older house, a home with two or more bathrooms, or anywhere you can’t go three days without hot water while you wait for an appointment.

What an annual plan really covers, what it doesn’t, and the number of service calls where it starts paying for itself.

[3

post-205","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-maintenance
["GET
